Why Renting a House as an Office Was Common Earlier — and Why It No Longer Makes Sense

Fifteen to twenty years ago, using a residential property as an office was a genuinely practical option in Bangalore. The commercial office market was thin — Regus was the dominant player and was expensive, and the handful of other business centres that existed were similarly priced. For a small team that needed a space quickly and cheaply, a 2BHK or 3BHK was a reasonable workaround.


That market no longer exists. Bangalore today has hundreds of managed office operators and coworking spaces across every major micro-market — Bhive, Urban Vault, Novel, Awfis, Indiqube, and many others — at price points that a residential property simply cannot compete with once all costs are factored in.

The Real Cost of a House Office in Bangalore — and Why It's Not Cheaper

The assumption behind renting a house as an office is that it will be cheaper than a commercial space. It isn't — and the numbers make this clear.


A realistic cost breakdown for a 2BHK in HSR Layout used as an office:

Six Real Problems with Using a Residential Property as an Office in Bangalore

Beyond the cost calculation, there are practical and legal problems with house offices that companies discover only after they've signed:

  • It's not professional — unless the property is an exceptionally well-designed villa with boutique-quality interiors, a house reads as a house.   • Company and GST registration is not straightforward — registering a company or obtaining GST registration at a residential address is legally problematic in most cases. A commercial space with a proper lease is required for clean business registration. A residential property can only serve as a registered office if it has a commercial license — which most do not.


  • No room to grow — a 2BHK has a fixed number of rooms. If the team grows from 10 to 18 people in 8 months, there is nowhere to go within the same space. A managed office or coworking setup within an operator network allows expansion without relocation.
